As an investor and lawyer, I would never, ever, ever do a land contract, CFD, or any form of L/O sell (L/O buy, sure).

So, if your sub2 seller declares bankruptcy ... and you did things correctly, you have a very short period of time to refinance.If your sub2 is not done correctly, it will be tied up in court you will have to hire a lawyer.

I asked if I could pick my trust company, I got a flat no. 3 days later they sent me the trust company's info, the phone number for the totally real sounding name of "Lawyers Escrowsan" is the same as Judith Knott's.

I have a situation that I am in where I need a lawyer’s advice that knows Ohio eviction law. 

If the apartment is uninhabitable you can start the process for a constructive eviction (would recommend talking to a lawyer).

But, of course, I'm not a lawyer...
