I recently purchased a 2 unit property as owner occupied with one unit already rented out. 3 months after closing, I was laid off due to a restructure at my company, so I decided to rent out the other unit my girlfriend and I planned to live in.

So far I've owned the place for 4 months and have not had any issues with my tenant yet.Am I Happy With My Purchase?

A good sign of an agent is how much business they are doing on the purchase and sale side. 

Obviously if I intend to have a top performing STR in this market, my buy box will allow for a much higher max purchase price, but I wouldn't feel comfortable with shooting for the max if there aren't clear ways to beat these competing properties.

With software like propstream I can even look at seller mortgage details and MLS private remark.Getting license you only know the legality aspect of being an agent but doesn't necessarily means you would be a smarter one to get to know the market.The only thing that I can not do with propstream is I can not download all disclosures when I try to purchase.

I would lay eyes on anything you are considering purchasing first hand.

Some rents in what some define as an A may hold strong values but rents compared to purchase price may not be comparable to a B.

Rentals are tough based on the rents vs the purchase price of homes out there.

I own a couple vacant lots and looking to purchase more in a small area. 2/1s in Memphis, as far as I know, are as desirable as in a bigger market.
