The area of town (in my opinion) that is best for young professionals AND house hacking is east Dallas or North Oak Cliff.

I get the data folks who need data for everything, I just don't get when folks need data for when things in the middle and can't be decided.

Hi, I am based in South Florida -- looking to buy first rental property, looking out of state at Markets like Columbus, Memphis, Pittsburgh.Targeting cash flowing properties on the east coast.

But those stocks don't need a water heater replaced in the middle of winter, or a new roof, and require no additional capital from you to exist.  

However, I do not think that that time is now.If you're looking for properties for MTR/STR, I would suggest looking east of Dixie Hwy (this property is on the west side).

My insurance companies also inspect my properties and tell me I need to remove trees, fix gutters, they called out a roof for having lichen on it, hand railing in the middle of an open walkway that we needed to install (nothing there before).

The southern/middle part of the country is a great place to invest, not only is it affordable but the landllord laws are very friendly.

Where the manufacturers/builders tend to get frustrated is when they are finding about this last minute and you the customer ends up in the middle of a finger pointing disagreement where you dont know who is right or wrong.
