I have no problem paying a reasonable fee for their services. 

This diversification includes healthcare, with the South Texas Medical Center continuing to expand; education, with multiple universities enhancing their tech programs; and the military, with cyber command units at local bases.

Talk to them and explain the problem, then start looking around for competent contractors.

@Reed Starkey, well if your business is tracking and growing that sounds like a good problem to have.

You know the rules and you sell inside of them, no problem.

You can’t use 1031 exchange funds to pay off existing debt so a 1031 doesn’t really solve your problem.

She was having significant anxiety and personal problems and once she lost control of it she could not regain any ground. 

I had a near exact problem and I'm also in CA. 

I will say, being the industry for nearly 20 years, this is a huge problem.
