In light of current high rate environment, if you were an investor/developer, and you were about to start a 30 unit residential/commercial mixed use property (ground level a few shops, rental apartments upstairs), what percent of rate return are you expecting for your initial capital?

C/E shop, I’m with Samson and have been very happy, just a word of caution, it’s gonna run about 2k-3k a year just to pay for all your subscribers, mls, sentry etc, I suspect these will be going up substantially as a result of the agents leaving the industry, meaning the need to get more from the remaining, if you get your license make sure you have a use for it, like you will either have a decent client base and/or you are doing your own deals & will save money that way.

They just might not be licensed, might not be ethical, usually don’t answer to a broker or a regulatory body (unless they are licensed) and use a different sales process where the EM typically goes hard earlier in the transaction and the buyer is on their own with fewer contingencies and less time to do their due diligence.
