Is there a specific debt obligation like a car or boat etc. that is causing it? 

Right now the rising tide is lifting all boats, but someday the tide will go out, and then we will see who is skinny-dipping (Warren Buffett).  

I wouldn't rock the boat until you need to.

Actually I think I missed the boat but there are still opportunities to buy right.

The reason I ask is we are developing a boat/RV storage site that is geared for hunting/fishing season in our area. 

It's great that you are using your free time on the boat to learn about multifamily investing! 

And after we sold, it's still climbing.its a testament that those who dont believe in appreciation or think its gambling are missing the boat.. great wealth is generated through appreciation

@Marquez Robinson I certainly won't tell you what you should or shouldn't do since I don't know you but here is the advice I offered my brother in law when he was in a similar situation getting out of the Navy...Go to a trade school and learn a trade - plumbing, electrical, HVAC, welding, whatever floats your boat.
