On the other hand, well-done desert architecture, landscaping, and vibrant colors are awesome, and frankly a very easy way to distinguish yourself from the million or so "meh" properties around the valley.  

Where are the more vibrant neighborhoods in the Raleigh area?

A vibrant city like Seattle, Boulder, or even NY will always beat out a dying mid west city in terms of long term appreciation, liquidity in case you need to sell, and rent increase.

These properties are great deals in vibrant markets priced well below market value to create "home runs" for my business partners.

They have really done a lot to try and keep that community vibrant and there are some very nice homes, shopping, and eating choices in that town.
