I have been trying to think through how a surging population (via immigration) will impact housing. 

I do believe in organic leads and I don’t think you can scale appropriately via paid leads.

@Donna YuI put around 12k down on my first rental which was a single-family rental rented out via section 8 here in Columbus OH.

I wanted to post this to warn my fellow investors about them, they do lease-to-owns buying houses dirt cheap from banks and sell them via LTO for often 600% more without doing any work to them.

Even with the appeal win, the refi appraised value was ~$40k less than I could have achieved via a sale. 

Also, do you know if they verify the previous LL is actually the true owner of the property via tax or other records?  

Instead of a relationship based on lies, be honest about who you are and draw clear boundaries about the tenant not contacting you.2.

Any businesses profit or loss is factored into a debt to income ratio for an owner occupied loan via the tax returns.

You visit the lender to their office, talk to them directly and input the number, don't ask via email.
