Great work on using a 1031 exchange.

I intended on using a local property management company so I'd love to connect.

Will be using a GC for the new build, but after doing 6 flips in Cleveland and running into bottlenecks of how much the GC can handle, I'm wondering if just subbing out each trade would be quicker and cheaper than waiting on GC's who are overbooked and managing over a dozen projects at a time to finish out my own projects. 

If its a 2-4 unit you only need 15% down using a True Portfolio program and you have DSCR as a back up that uses the STR rents to qualify and avoid personal tax returns or income.  

Have you ever thought of using a creative financing method called "Gift of Equity"?

It is fairly common to write an all cash offer using a hard money loan to finance the purchase. 

If you are thinking of using a company called investorfunding.com, I would say no.

Also I'm thinking of using a DSCR loan and I'm not sure if I let the lender know where I am getting the funds?

Using a 1031 Exchange we were able to defer capital gains taxes and upgrade to the VRC.

For flipping I recommend using a hard money loan.
