@Bruce Ng unfortunately, a lender isn't incentivized to complete this process quickly, so it's probably on the back burner-- they'd rather get a new loan at today's interest rate rather than let you keep a lower rate from the past.

As indicated, I believe it is misinterpretation of the 15 year exemption, but unfortunately I suspect there is not going to be anything you can do about if jurisdiction maintains their interpretation (I know it sucks).

You should NOT "help" the seller in certain circumstances, no matter how pure, sincere and full of Godly intentions you are, if they are in foreclosure or pre-foreclosure and live in the state of MD.
