Thank you so much Don't waste time writing notes sticking them everywhere so you don't forget.If your why's are as haunting as mine you are not going to forget even if you tried.There is a HUGE leap between getting motivated/inspired, ... and "if I don't step up, my life now will become the inevitable unchanging reality" (think of the voice of agent Smith from the matrix).Many people are like neo oblivious to life's routine..Consider this..You wake up at 6 amYou brush your teethTake a showerGet dressedIf you are lucky you have time for a quick breakfast but most likely you eat something on the way to workYou are driving to work for 1 hour in horrible trafficYou work for 8 hours if luckyAfter work you drive home ... this time for 1.5 hours as traffic is ridiculousYou get home and you make foodYou are exhaustedYou are tired crappy moodTake care of the kidsYou eatYou have a little time to unwind and watch tv for an hourYou turn off tv and get ready for the next day.Get your clothes togetherDo your choresGet ready for bedSleep for 5 maybe six hoursWake up and you repeat the previous day's routine.This goes on 5 times a day.

D)  Email  --  I have tried this before, and never got any acknowledgement or email reply back after that :)   When confronted, I got the same BS --  "internet issues / phone issues / never saw it"  blah blah. 2)  What is a typical/reasonable reason for a LL to get routine access to the unit (with 24-48 hour notice)... without it being considered excessive or deliberate etc?

I have really felt discouraged about it the past few weeks- I KNOW I want to be an investor and I don't have a ton of money to get started in my first rental (about $6,000-$9000 to put down if I bought in the next few months- it'd take me a while longer to come up with more than that), but I really just am uncomfortable with wholesaling.

FATCO etc... helps to talk the language.but normally I have my bank do it at the same time I am wiring my fundings.. and since I fund basically daily I am at the bank daily.. like right now be leaving in 15 minutes for my normal routine.. sign sell docs  sign wires go to lunch... its a tough life this life as a real estate investor.

I have been routinely listening to BP podcasts and been reading some of the more popular books (Rich Dad Poor Dad etc.)In particular, I intend to be a "buy and hold" investor focusing mainly on single family and multifamily (duplexes, triplexes) homes in and around the Indianapolis / Carmel region in B+/B- neighborhoods.Looking to connect with BP members and develop relationships.- Anshul
