It took me a long time and a lot of analysis before I pulled the trigger, but it sounds like you have done a lot of research yourself. 

I need a contractor/inspector to go out today to check it out and make sure there aren't any big ticket issues such as foundation issues before I pull the trigger.

I pulled the trigger a few years ago and am still doing real estate on the side; happy I got into it, definitely rewarding! 

That will make you more confident when it comes time to pull the trigger. 

@Carl Fischer  I had looked into opening a self-directed Aire as well in order to invest in real estate… Just have never pulled the trigger 

It felt good to do the research, put in a bid, and finally pull the trigger. 

As someone who comes from a software/data background, I simply to do not believe that multiple offers "just happen" on homes that have sat for weeks/months AND there was no price drop to trigger interest. 

I haven’t pulled the trigger on the second property yet.

I took a look at it a few months ago and should have pulled the trigger - shoulda coulda woulda.We're in step three of a four step real estate cycle, so if you can hold tight, there will be some opportunities.
