I find out how much the property sold for last, who bought it, the tax rate on the property, the appraised value of the property, etc...I don’t have to have all the planets in line, and the blessings of a priest to bid, but I do like to get that warm fuzzy feeling about the place.

I didn't earn, chose, or deserve the life given to me, and it would be unethical of me to not do my very best to make a positive impact on this planet every day so that a higher percentage of the future population can live a life of equal or great abundance than my own in the future.

I base my bold statement about Self-Storage on my personal success in that niche (recently turned 40K investment into 60K per year in positive cashflow and increased equity in the property from the 40K I invested to $500K in just 18 months.....hence the bias:) but also on some key statistics. 1) Self Storage REITS were the top performing REITS for 2011 with returns of 35.22 and second for 2012 (to the Timber REIT) coming in at 19.942) Self-Storage Backed Loans default less than any other real estate backed loan on the PLANET (including owner occupied homes).....less than 8% default rate says something about the health of an industry.3) Income to Expense Ratios hover around 33% in Self Storage compared to 50+% for apartments/offices, etc.At the very least, I would encourage you to take a look at this niche!

Dear George P and all the gang on BPI help you are doing well wherever you are ans whatever your endeavors might be God Bless you all as the end of the year draws nearIn a word George ,grid strainers are great and should work FINE ,,,,As long as you have a CLEAR RUNNING DRAINLINE.If the particular drain is running slow you have what they call a PARTIAL STOPPAGE,,soon to become a FULL STOPPAGE.The simple answer is to have a competent experienced plumber cable out you drain line with a 1/4" to 3/8" cable.In a rental property you should do this as a preventive maintenance every 4 to 6 months.An excellent product to prevent stoppages is BIO CLEAN it is an excellent non toxic dry enzyme product you use once a week last thing at night.You can buy it on amazon dot comHope this helps gangI wish you all a happy Thanksgiving and remember I am here for you all with these crazy plumbing issuesDave Doyle Los Angeles
