A DST investment can act as a relief valve by offering an alternative.

Secured some OPM at 10% and then got to work on the light demo myself (ripping out carpet and trim and doors, awesome stress relief to some Zeppelin) Once it was a shell and got some bids from some great local contractors, my mind started turning.

The Servicer has respond within 30 days of the request for relief.  

The good part of that story was that is was a huge relief to my grandmother!

What a relief! 

If the property/and or municipality is local or within driving distance, I would personally appear at the office that sent the letter and seek some relief to resolve your tenant/PM problem.

Every time I spread mud over a section of a wall it feels as though the house is sighing in relief and gratefulness for the healing and soothing salve I am applying.  

With all this info I can put to work what works for me in my business and it is a relief there are so many like minded people here.

Wow, you've been through a lot, prayers to your son.You may want to check to see if any of your local real estate groups offer vacation relief for property managing.  

Either way its about the only relief I know that I have put an eviction on these deadbeats records.
