My thinking is this:1) Spend your money making the unit nicer, not investing in machines that will need service calls.

Call and find out exactly what uses your property is eligible for before you do your underwriting because it will make a huge difference. 

Sounds like great prices but 9 repairs in 12 months called in by tenant, it seems to have finally stabilized after owning for 18 months (no repair calls in 3 months so far), stolen AC unit, attempted break in on other house (alarm scared intruder away).

I had a call this morning from a Homicide detective as suspected murder was holed up in one of our houses..

As the Guardian Fund LLC bankruptcy continues, we have been getting several calls regarding properties that owners are just now figuring out are titled in their trusts.

The home is in a city called Yuba City which is 40 mins north of Sacramento.
