Turnkey doesn't really teach you about investing, turnkey is usually in neighborhoods that see very little, if any, appreciation.

Multi family is much more difficult to get into, as AZ is more geared towards apartment style living quantity wise than duplex/tri/quad living.

One purports to teach you how to find good advisors and the other purports to give you access to their advisors.

For example 1031 tax deferred exchange, BiggerPockets could teach me how to do it step by step and provide the necessary paperwork that I fill out.

I always teach my students to have an "Escape Plan for Your Money". 

IMO, minus the sowing classes, teaching personal finance and cooking should be required at every high school, and on the top of lists for parents to pass on to their kids.
