Most didn't bother, but because of ongoing tree roots infiltration we replaced it all & added a back flow valve for an extra $450.

Then there was tree trimming and now there is front sod that HOA wants me to replace.

It's easy to forget sometimes how emotional real estate investing can be (for ALL of us, but more so for some than others), and having City Council shake the tree may actually lead to more coconuts on the ground for savvy investors who are willing to figure out how to change with the times. 

This is not my cup of tea as I am a passive buy and hold guy.

If a vacation/2nd home isn't your primary residence and you won't be visiting regularly since it has to be at least 40 miles away from your primary residence and it's preferred to be in another state, it makes perfect sense to have a 3rd party make sure the home stays in good condition and alerts you if anything happens like a busted water pipe or a tree falling on it during a storm.
