FHA loan for multifamily with commercial unit?

I'm looking at house hacking a property that has two residential units and 1 commercial unit (a small tea shop). I wanted to reach out here (to help others) before I reach out to my lender and ask: would I be able to get an FHA or low down payment conventional loan to house hack if one of the units is a non-residential unit?

This is a good question, and a little tricky.  FHA will lend on a 1-4 unit where you live in one of the units, making it an owner-occupied, which is an FHA requirement.  However, with a mixed use, I am not confident that FHA would see that the same way.  It's a good idea to reach out to an experienced lender who knows the FHA ins and outs to get the best answer for this.  I am curious as to what they say.  Keep us updated on your findings.
