Put a few drops on the trail and wait a few days.if that doesn't work you need a more industrial strength solution.  

Your only option is a hard money loan, they lend on the strength of the deal and do not care much about your income or lack of.

You can form a relationship with a local bank that does commercial lending or you can work with a larger commercial lender but at the end of the day it's going to be your reputation, your experience, your personal financial strength and the financials of the property that you are acquiring that the bank wants to know about.

@Aaron Norris @Leonard L.eon  I cannot comment on the strength of housing in moreno valley, but I can say that it seems hospitals like Kaiser permanente are betting on increasing population in that area as they are in the middle of expanding into that area...
