Stained cabinets with heavy wear (or heaven forbid, tenant scrubbing with steel wool to get rid of built-up grime so can get security deposit back and scrubbing through the finish) are really hard to renovate inexpensively. 

@Tony Angelos would you recommend painting some wooden stained cabinets that are in solid condition?

Pet stained carpets, New kitchen, Outside face lift, etc.

Rent pulls for about $1100 per month in that location (which is within walking distance to a major hospital) The home needs cosmetic repair, the owner smoked so the walls are yellow stain.

I plan on scraping crumbling, stained grout out of the base of my shower and replacing it with sealant this afternoon.

Repipe/replumb, Kitchen cabinets/counter, new interior doors, nothing structural.current job - 2300 sq feet replace all windows ~20, sand and stain wood floors, reside detached garage, partial repipe, rewrire, interior/exterior paint, new kitchen countertop.I’m certain that my current contractor is taking too long but I’m not sure what is realistic to expect?

Tenants on month to month lease just moved out last week so I want to take this time to do some touch up on some stains on the walls. 

I would stay with the stain/natural finish.
