I think that the public perception is not just that the landlord is "rich", but that there is an inherent power imbalance, tipped in favor of the landlord.

No crystal ball; just the perception that the white collar industries that drive demand for housing in our upscale areas (our niche) will continue to do well and that the desire for young families to move to the suburbs will remain a strong element of demand.   

Overall note management I use several programs and it has gotten to Sophisticated so I am switching over my loan management to loan management software due to my companies growth (I know you have had a great year to with building relationships and finding assets too).

Unit count is fun to talk about & can give an idea of the sophistication level of another investor, but getting caught up in comparing them has little to no value.

going dutch is how the industry worked for many years.. not as common anymore as the lenders have gotten bigger and more sophisticated and have software programs that can do the math with a click.

Would you perhaps consider that it's your perception of "those people" being more of the issue than that of reality?

What I think is important, what my tenants think is important, the public perception of tenants and landlords is irrelevant. 

There are only 168 hours in a week to spread among N people wishing to access their time-Their "helpers" are generally not as sophisticated or experienced.
