I’m actually more concerned, and my original reference (which I did NOT, unfortunately make clear) was to short to medium term price declines in any market, such as 2008 - 2012, etc.

Thanks for the mention @Nathan Gesner@Jodi-Ann Birch we don't do business up in Flint, but we have encountered Gebrael Management a few times as they've tried to do business in Metro Detroit.They seem to have good processes, but please validate they will meet your expectations.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Having your handyman do showings could be a solution, but keep in mind that if he’s not experienced in tenant screening, it could expose you to more risk, especially with squatters or less reliable tenants.You mentioned using something like Showmojo for smart access, which is great for efficiency, but I’d suggest ensuring you have solid procedures for background checks and tenant screening if you go that route.As someone who’s owned a property management company for 5+ years and manages over 300 units, I’ve seen the impact of not properly screening tenants.

I have some auto-denials in the "review phase" based on landlord reference such as numerous late pays on rent, numerous documented lease violations, and move-out damages exceeded collected deposit... but still have yet to enter the "landlord reference/review phase" of my screening process due to the details on their CBR's as noted above.
