Your goal is to grow and learn more....You can learn off the internet...Maybe refocus your SELF on becoming a money making machine...There is no W2 that will teach this to you.Use a W2 to make money for your down payments on investments....Read Rich Dad Poor Dad...and SAVE SAVE SAVE.Maybe you can get a W2 with the State (dept of ????)

@Adrian S. historically people liked to name the business after themselves and often with a some type of defining word of their industry or product niche:  Heweltt Packard, International Business Machines, Apple Computers, etc. 

If you're interested in sourcing your own deals then look into off-market platforms such as PropStream, Deal Machine, etc. 

HI All,I have been using deal machine to send postcards to distressed properties.A homeowner contacted me expressing interest in selling her home to me.I'm not really sure on what the next steps are?

I have recently thought about doing this myself for a few reasons, but I can say that 2 years ago, while the general RE market was so hot that flipping was a cash machine, it just wasn't a time in my journey that I would have been prepared to take it on.Other than that, just keep doing what you have had them start.

Our home was 95% rented the entire summer (only vacancies were 1-2 slots between stays occasionally). 

I have some personally handwritten letters out there from driving/deal machine and am reaching out to the bandit signs/other wholesalers/Craigslist listings.  

Now, the first available slot is in last week of Oct.

The property featured an unimproved accessory dwelling unit (the second unit) that we worked with family friends to DIY renovate and turn into a fully furnished cash flow machine.
