I've found that targeting single family cosmetic renovations (anything in front of walls) makes things as simple and smooth as possible. 

I suspect a simple search of public records would show who they are .. there cant be that many companies with 150 plus SFRs in that market ?? 

This, of course, involves market risks and the value of the property, but I don't have to worry about the company manipulating my equity - whatever that property is worth times my fractional ownership number is simple math of what I own.Investing in 7e means holding private shares.

I can guarantee you this will not be as simple as buy and assemble.  

There are obviously fake accounts offering ridiculous terms that stand out like a flashing neon billboard.Also, the countermeasures are pretty simple: "Don't pay anyone for ANYTHING up front!"

If the different properties correlate with different account it gives you a really clear simple picture. 

Many agents don't know what that is and sometimes they freak out because they think it's a scam.But in terms of the structure it's a simple and often used strategy. 

The sort of situation where you think you're buying in a B neighborhood but it's more like a C/D.My simple advice would be to find a property in Saint Louis County school districts that have access to areas of the city where the most jobs are located.
