This legislation will not accomplish the desired outcome of less homelessness in Alaska as stated by Rep Andy Josephson (Anchorage - D) staffer during the hearing.

I have looked for cabinet doors a few times when I need to update my rental unit kitchens and for the ones in not so desirable location, I have opted for painting.

No need putting in work to figure out financials if they have no real desire to sell.

I have no desire at this time to buy or sell while tenants are good and doing renovation simply has no appeal to me.

STR's are risky, local regulations change, the economy goes bust, or the area your buying in become less desirable over time and your running into issues.

so every time you take a listing direct from Airbnb or VRBO it makes your property look less desirable which drops you down in the search rankings.  

My first property manager left a lot to be desired so I'm looking for a new one.
