I think some of it also depends upon timing (ie. when the infestation happens/became noticable).In many instances, there's a lot they can do to try and mitigate some of that risk of another infestation happening (ie. sealable, odor containing/closed trash cans, taken out regularly; regular cleaning of the apartment space; ensure food is in tightly sealed containers, even if in the refrigerator; early communication about any standing water or wood rot; wash bedding frequently - a lot of people eat in bed, and this is an easy way to attract insects and pests because oftentimes most people don't wash their bedding nearly enough).

I would do something like the stairs Pat L showed (not log railings-while I like them, for a rental they are too specific), but paint the risers (vertical boards) white and leave the treads as wood then stain and seal them or do them all wood.

If she actually comes up with a physician letter that can be verified by the doctor's office, then you might have to figure out how to seal the units better, provide a filter of some sort, or whatever reasonable accommodation she asks for if it's not a hardship for you to do so.

once the rehab is done, i will get it rented out, wait 6 months to 1 year and refinance my 1st house, (pull that money out and put it right back in), put 20% down on the house i am living in and that would seal the deal for my first multifamily deal.
