The only people that would suggest you do a DSCR or non QM loan on your first purchase with limited funds would be someone that sells one of those products.

Many people on this site only are interested in a specific geography.What type of product are you looking for? 

My experience was getting my personal credit utilization high as I bought product for my business, and subsequently my FICO went low; therefore financing was increasingly difficult. 

I've had good results with those they seem to be the most popular nowadays. 

I am curious what other products / mentorship programs I am going to be pitched.  

The strategy worked great, but without having any experience with the loan product, combined with signing a sales contract that had removed the protections for me regarding contract termination and return of my $10k earnest related to the approval of funding, it made for a very stressful process. 

You'll find agents that are very cheap and agents that are very expensive, and everything in between.And like any other service or product you'll find ones that are really ****** at their job, and ones that are absolute rockstars.

I have saved a few fall out deals from some desperate brokers, but they have very low production or are inexperienced.

@Anna Laud was correct anything in real estate is built on the relationships you develop because someone usually has either the product or answers to what you are looking for.
