I prefer under-valued, distressed, poorly managed, properties needing updating/rehabbing in markets where I can buy at a discount and build equity and cash flow for my time and investment.

For longer term financing I prefer the fixed rate.  

(I know this may be a personal preference but help would be appreciated). 

We would be so grateful for any input, experience, or recommendations from homeowners or agents regarding what would be the preferred choice for 1) attracting rental guests in the short term, 2) retaining value for resale and not looking dated in 10 years, 3) protecting ourselves from accidents.

If cashflow is your main priority, I suggest looking for a fund that offers a high preferred return (10%+).

But we have remote / call in options if you prefer.  

I have done a ton of research and travel, and mild obsessing, and these are the destinations I have narrowed in on.By no means am I an expert, and everyone has different opinions and desires for what they want in a destination.For me, I prefer now non-touristy, tropical, authentic, safe(ish), and good bang for your buck.

So now you have a hard core Landlord, and a PM who prefer to move on and will see little value in exhausting all legal recourse in pursuing the back rent.
