If not, having an agreement with the tenant to voluntarily vacate by X date to avoid eviction, then recouping as much as possible from security deposits is often the cheapest and fastest solution.

You need really good margins to voluntarily take in that non payment risk (though it’s certainly manageable through thorough tenant screening).

You can't force them to sign a new lease if they don't want to because you are buying the existing lease, but I have not had a problem with them voluntarily signing my lease.
