I think it comes down to investing philosophy and and tolerance for risk versus extra perceived yield.The national median housing income is about 53,000 on average.

I like long-term goals, so buy and hold is my philosophy.

Just wondering what the general philosophy is. these are good deals but it's hard to even get anybody to look let alone try and make an offer.

Be careful about jumping into something before your ready but at the same time don't subscribe to the philosophy " easy come , easy go" with your new found money.  

Every zip code and most every neighborhood has both good and bad areas.I agree with @Charles Parrish' philosophy (that is who I learned it from).

Thats when you know you have a decent understanding of the philosophies/strategies at least.And at some point, your opportunity will come to you and you'll be ready to take the leap.  

@James Haffner My personal investment philosophy is to avoid Casino Road area and anything north of 19th and east of Broadway.

It still sounds like you would be needing to admit to the Seller: if my end-Buyer backs out, I will be relying on the part of my Japanese philosophy which says: "sayonara" (or more flatteringly: "Kyou wa arigatou gozaimashita")!
