Hey Guys,

I'm looking to get started in leasing so I'm building a team to get facilitate the process.

I'm virtually unkown so I don't want to go in the market unkown which would be difficult so I'd like additional resources in Tampa, Orlando & Miami.

I have spoken with an ABL who says transactional funding would be difficult to secure 100% financing using dry closing (no cash or credit), however, I have an entirely risk-free strategy. 

I would like to lease commercial properties for tenants using a double escrow.

I had originally wanted to secure bank financing however I was unsuccessful. Are there alternative methods to transactional funding just in case ?

Is there any recommendation on proceeding?

Any input would be helpful.

From the post title I was expecting a profound story of self-discovery.  Realizing what your gift is and opening it.  Got me to read it!

The idea of getting started in 'leasing' has me confused.  That is compounded with references to transactional funding and double closing.  What is it you are trying to do?   Brokering/wholesaling commercial leases I kind of understand but not the need to fund them or close on them. Are you trying to buy commercial property?

There isn't a magic pill for this REI thing. Tough to start out broke. We are all unknown at first. I would work 3 jobs and save some money and learn all I could. Hang around people that are going somewhere. Bring your player along and listen to podcasts and such while blowing leaves or whatever. Turn off the tv at home and read. Easy-out guru 'solutions' leave people broke and frustrated. Learn and save. Time, education and a few bucks in the piggy bank go along way here. Best wishes!
