You are going to get some hits from listing it on the MLS, sure, but most of the serious buyers on a decent sized portfolio are going to be direct contacts of investment agents or other investors you know yourself, as most buyers perusing the MLS at any given moment are not looking to buy 10 - 20 single family houses in one go.

Hello BP,I've been looking around the forums and reading book after book after article after post, etc and am having difficulty bridging the gap on something.When perusing potential deals and performing quick analyses to see if the investment is really worth looking at deeper, how do you generally estimate any needed repair costs from few or no photos and without physically visiting the property?

Makes it a lot harder to be "the decision maker" and firm when needed if I can't even remember my own lease.That said I disagree with those clauses, however a quick perusal of the Michigan landlord tenant handbook says it is legal in your state for a tenant to agree to such a clause.
