Hey BP'ers,I have spoken to a lot of investors out there over the last several years and I have heard on more than one occasion (from people who are significantly wealthy, not just a couple rentals here and there) that property management is the best long-term real estate business to be in.

I'd like it to be in a somewhat urban area as I live in very rural New England and would want to use the rental myself on occasion for a change of scene!

I do things for special occasions, like if they are getting married or having a baby, I google their registry and send a gift

On occasion, I get presented with a multi-family property where the owner/agent says the rents are below market, therefore, it justifies a higher purchase price.

It doesn't matter to me whether the market is up, down or sideways, I'm still buying, and I'm also still selling, and have sold property every year for the last 30 years.For buy and hold properties, I'm looking for positive cashflow and won't buy other than that except in rare occasions when there is something else happening.

Cheap 2nd, good equity, taxes paid BUT on two occasions the notes I found were originated around 2006 and the house has sold recently (2015ish).
