The auction last year in CHS had several hundred bidders - not sure if this is normal in the other counties.

This was pretty short lived, however, and once spring hit we saw things go back a pretty "normal" competition level.

Does that sound normal to you?

I just bought my first investment property near Scranton. it was a pretty good deal compared to the prices I normally see in jersey.

I also think it's normal and somewhat helpful to have some fear, anxiety, concern, etc.

What you're experiencing isn't normal, so I would suggest getting things set straight with your current management company quickly or changing gears and hiring a new PM.

This will allow the home to be financed like a normal SFH.

I had a tenant that was imagining noises from the upstairs tenants and would not put up with normal noise such as walking, doors closing etc at reasonable hours. 

Just the Condenser for $17K sounds like you paid five times a normal cost with installation.
