I know I got nailed on this personally. then you have what 95% of those out in BP land characterize as wholesaling.this is mass market for leads.. 

It's so subjective (what someone considers major vs light rehab, and the areas you could buy in) that it's hard to nail down a specific number for you on that without narrowing down several things.4) Depends on where you are looking.

Drill, nail gun, saw, bits, blades, work light, dolly, shop vac.

First you are going to examine what path you want which you dont seem to have nailed down.

Our current great tenant just complained that the upstairs tenant woke him up at 7am hammering on something for 1.5 hours on a Saturday to the point that the ceiling drywall nails started to pop through in our unit.

Idk if i can accept under 5% cap on national single tenancy...

There is a cap on $ amount but I think you can have more than 1.I realize the down payment can  be lower with a VA loan and you may not have PMI, but they have a large funding fee unless you have a disability rating. 

They add ANYONE and everyone on their list and instead of doing effort to AT LEAST not annoy the people on their list toooo much, by doing their homework and at least see what markets they are in they massfriggingaaadamnemail the ENTIRE gaaadamn list to EVERYONE regardless whether they are even in the market that damn house is located.I wish someone would invent "nailsthroughthephone" technology where the phone shoots red hot nails through their head every time they reached someone not interested in their BS!
