Basically you need to be able to pay a large part of a long-term (multi-year) lease up-front, then still have some cash for renovation and interior/furniture, to finally recoup the investment through STR and a hopefully very quick way.

Might be tough from area to area, but I typically find that homes built before 1950 that were converted from single to multi family are 9 times out of ten - a full gut rehab and way too expensive for first timers.

When i adjust my total investment cost to match that of the BP calc($167800) my COCROI and my multi year ROI match it perfectly which gives me some confidence in my calc.These are the rest of my number for this example.

Hi everyone,I have a unique situation wherein we placed 3 properties (all located in maryland, baltimore city) into an S corp and looking to transfer at least 2 of the properties out of the LLC into a multi-member LLC partnership.1) are we subject to transfer taxes or fees for the transferring?

I was able to get in at a lower cost basis, and the property didn't cash flow while I was living there (this is a common misconception with house hacking) but I lived almost for free - Only had to kick in a few hundred bucks a month.

Without responding with respect to your zoning and what is allowed locally, I will discuss what is allowed on state level because i believe it will allow what you seek.In 2025 SB 1211 (Skinner) – Multi-Family goes into effect allows an ADU (I think it specifies detached but question if that is a requirement) for each legal non ADU unit up to 8 units.
