Go for what you need to make it work for you.Go get um.You never know what commission the seller's agent will get. 

Carefully check the documents they send you to make sure there are no red flags.

Make your life revolve around it and you will be successful.

Here's my takeaway from the market:Smaller, less impressive cabins are pretty over-saturated and unless you have a big view (or water frontage) to really make you stand out, you will struggle.  

They are usually none warrantable.You should double check with a lender to make sure.

You will want to make sure you are covered correctly!

I would keep the deposit unless I am able to rebook the dates and then I would only make her pay the difference for any unbooked nights. 

I will always look at the air handler and make sure tenants are installing fresh filters (most neglect this item).  

Of course, I had to make additional assumptions about the cost of property taxes, insurance etc.
