These small luxury modern homes are all within a 10 minute walk to downtown. 

The reason for this is that we live in a very unique neighborhood with restored mid century modern flat roof homes.

White paint goes a long way, modern colors like gray on the exterior of your house with accents of white colors will transform the appearance.

Once we do the clean-out process, we will rebuild our rent roll with qualified tenants at higher rental rates.We have started the interior upgrade package and here are a couple pics of what we have done such as painting the cabinets, modern hardware, new flooring, new black stove and refrig, new lighting and ceiling fans, etc.I projected in my numbers a rent premium of $50 to $75 on the upgraded units.

arianne's look is classic. i agree with all the gray votes. article after article goes with gray. color is at the heart of your design project and can create a light, bright tone which brings a sense of place to your potential clients. it says whatever you pair with me will look amazing. crisp white trim works wonders as the accent. it is sophisticated and elegant. it is modern, edgy and timeless. it is the perfect chameleon. it is simple and reliable. it represents peace and balance. all furniture styles may benefit from it. 

I would make it a modern day sportsplex or gaming facility.  

If at some point they become damaged beyond a threshold (like 50% for example) then you would need a permit to rebuild the damaged unit, and when you go to pull that new permit THEN you'd be subject to modern zoning overlays and no longer grandfathered in.As to what to do with this information, I can neither confirm of deny anything above.Burn this after reading.
