I'm in the metroplex/dfw so definitely good and virtually no vacancies as far as when they're turned That’s good that’s good

It did need some upgrades, but I'm definitely out of pocket a lot on this one to turn it back into an STR.

Sure thing and it's definitely true that the problem with asking others opinions is they often disagree with each other and there's a lot to sort through.

i have seen that quadplex on the market for a while and yea it is definitely more than i would like to tackle right now but i think i could possibly make that SF work thank you for the recommendations  @Anthony Benoit For what it's worth, I'd estimate you'd need to negotiate the purchase price on that SF down a bit to make the numbers work in that area (BRRR or F/F).

Clear communication on expectations is key—I'd definitely push them to split that $250 cost at the very least!
