My question would be is there anything negative on the report such as collections or judgements, this is a huge red flag. 

Judge allows eviction to proceed and issues judgement for money owed.

Tell the tenant that the lawn needs mowing weekly early in the season and maybe every two weeks later in the season if it is warmer and less rain. 

I do not want to make it sound like I am raining on the proverbial parade by I would temper expectations and be prepared to have a "scratch your head" moment.

So for hours water rained down, damaging the living room ceiling, carpet / padding - and drained down to the basement, damaging the drop ceiling tiles, insulation and more carpet / padding.

Especially for flips, or multi family (residential or commercial).My hard money lender was Rain City Capital and I work with Chris there.

The State published guidance landlord/tenant handbook is silent on this specific scenario, so absent clarifying guidance elsewhere there is really a judgement call to be made as you are not 'required' to offer anything.

The 2nd reason I closed the LLC's is because people can still sue you, personally, and they can easily collect their judgements from your LLC's.

New roof and car port, all new water pipes, dry basement work, clean out of junk left, painting,  new appliances, siding replaced in eves and rain gutters added, new lights in some rooms, new floors in 1/2 the house, new HVAC.
