You can't claim you pride yourself on "electronic innovation" and then not employ the most basic security measure of turning on SSL (https).

I'm not anti innovation at all but using generic online stuff definitely puts you at a disadvantage in most markets.

I purchased a hoarder house/fixer upper in Nov 2021 with the absolute intent of logging my hours of self renovation and self management after renovating my other rental myself during COVID.  

We have had a problematic tenant for some time, but back in Nov. 2021 we switched from managing directly to have a property manager take over.

In Nov 2021 I purchased a 2 family in Jersey city for >$1m with only $40k cash down 3 months after discovering bigger pockets and becoming motivated.

If I have to lease in Nov-Feb, I actually make the initial lease term slightly longer than a year so it ends between March and July, and most are appreciative that they don't have to move or find something new during the winter.

Due to this we are having to get innovative on getting things built and this is a prime example.  

Lastly, it's one of the few fields where you can legitimately work on the most incredible technology and innovations that help the world operate and advance as a civilization every day!

However, there is always innovation.
