I'm really happy with having made that switch for a LOT of really good icing on the cake reasons that I didn't necessarily anticipate. 

Upon inspection, M has accumulated 4-5 bags of trash, a 3-4ft tall stack of scrapped furniture wood, and an amalgamation of scrap metals, including what appears to be a commercial oven or perhaps ice maker. 

Get to know that curve, the so-called curved which the medical profession is interested in at the moment, sometimes called the hockey stick, it's really just exponential growth, and being young, time is your friend.

I know the general thought is that appreciation should just be the icing and is a nice to have but shouldn't drive the decision. 

The fact that they will be providing nice homes for people who love them is icing on the cake!

Much thanks you have reminded me that I should keep the mindset of the savvy investor, and not be relying so heavily on these "connections" but rather using it as icing on the cake. 

I know cash flow is king and appreciation is just icing on the cake but this is what I am working with.

Appreciation will just be a little more icing on the cake, I am really focused on more so forcing appreciation through interior cosmetic fix ups and curb appeal.
