If I were you I would look into the possibility of starting off with a house hack.

Attend your local REI meet-ups and try to find someone who is currently house-hacking or has house-hacked in the past to learn from their experience.

On my second house hack, I am hoping to scale beyond small multis soon. 

That way, you keep more in reserves and have more to put towards your next house hack.

I also pay my mortgage for the house I live in.

That's exorbitant in my area for a house that size.
