. $8,000 seems high to me, but A) I don't know the entire scope, B) I don't know what was agreed to before hand, and C) as a former boss of mine used to say, you can't put the s*** back in the horse.

My mind is racing on where to start.

The other way around really is putting the cart before the horse, which I've seen plenty of times before and I've seen people lose as much as $5k EMD because of it.

I might have put the cart before the horse by posting on this so far in advanced, but the way I see it is that the more you know about the problems you might run into the better it is to avoid those problems in the future. 

Since then, my fiancé  Jocelyn (@Jocelyn Borg) and I have been researching real estate investing as an opportunity to get out of the rat race.  

I feel like I've lost touch with the market and came to the realization that the only way to get out of the rat race is to go and buy a large multi-family.

Often times newbie investors race to the bottom of servicing services seeking to pay as little as possible but wanting all the bells and whistles of full service.  

I followed the steps Matt outlined and I was off to the races.

I'm motivated to build wealth for my myself and my family, and with baby number 2 on the way for my wife & I I'm even more motivated to get out of the rat race.  

Flipping is a race against time,  whether you do a flip or a rehab, you need a good team.
