Is it possible to get a loans on a paid off investment property that does not have  homeowners insurance?

I know how expensive it can be for a homeowner to keep up with repairs and I try to keep their costs as low as possible, just as though it were my own business. 

Here’s a quick checklist to cover your bases:Property Condition: Get a thorough inspection to assess major items like the roof, foundation, and HVAC—this helps you plan for any big repairs.Financials: Account for all costs, including taxes, insurance, maintenance, and property management fees if applicable.

Example- A real deal that we are working on right now: A Homeowner wants to sell their house for $170K and is open to doing a subject to or contract for deed. 

They essentially give you all properties in an area, and you can skip trace and call the homeowners.

But if you are driving for dollars and looking for a home for yourself, you want to use this strategy:Write a personal letter to the homeowner and explain exactly what you are looking to do and why you are sending them the letter.

I don’t allow smoking and my insurance company is cracking down and now requiring me to say no smoking on the premises.

While these contractors are certainly out there, in my experience they also tend to be the ones that work with home owners directly and charge "retail" prices, not "investor" prices.I would shop around with lenders to understand how they work with their loans.
