As a part time agent myself (still have a military commitment to fulfill) with a toddler, one on the way, and a working military spouse, I will say that it is only possible for me because:My wife is super supportive of our goals and knows I may need a few hours on a weeknight/weekend to work a deal.I am willing to take leave to serve my clients.I get up before my family does and go to bed after my daughter does because that is the best time to get work done.I ENJOY it.

So for example, if your PM inspects their units bi-annually with relative success but you'd rather it inspected every month because you believe you know better... expect them to 1) either charge you more or 2) not fulfill your request.. and so it's always best to just continue looking for a PM that fits what you're looking for.

I think the first thing a wholesaler should do is come to a firm, deep understanding that your promises and your integrity are the two most valuable things you will ever have in this business, and to commit now to never do anything to compromise either one, even if it ends up being very expensive for you to fulfill your word.Why state such an obvious thing?

You should put the private lender on first deed and have them insured (note) so that they are completely safe and can foreclose if you don't fulfill your end of the bargain.
