One year I had gutters simply torn off by the ice buildup from an unusual freeze/thaw cycle.I had to add roofing heat strips & they do a great job BUT I run them down the down-spouts all the way to the bottom, as well as along the full length of the gutter, then zig-zagged up the roof at least 12 ft.

Partly to change the furnace filter and stuff like that (show him where the water shut-off is to the outside faucet so the pipes don’t freeze over winter) but also make sure he hasn’t done any unauthorized work on the condo.

Currently looking into getting a natural gas line in Ulster County and they are also giving me smoke and mirrors in regards to timeline.I will be closing while the weather is above freezing so hopefully this doesn’t hold the process up too much.

Also, make sure it is clear and in writing that they are financially responsible for any service/repairs to the boiler or damage done to the house (freezing pipes) due to their negligence in allowing the oil to run out.
