real estate is not a no money business.. once you have some money occasionally a deal may fall into your lap that you can buy with little money down.. but if you have no money that means you have no money for reserves and really and honestly your not going to get any financing and the first time you have a hiccup your going to have a cash crisis.. gets some seed money together.OR find a money partner.. you need some liquidity in this business..

I really believed this really washed out the cons, borrowers that were trying to pull one over or over sell me on a bad deal, you really get that in small commercial deals, seed money for some business selling some invention or some such.

@Sabrina Brown Women owned business is a smart move especially in and around the construction industry.I provided the seed capital for a WOB that got into traffic control business and that was 20 years ago or so.. and they are still at it.. talk about passive once you own one and get say a utl contract.. not a huge money maker but very steady.

Simplified Example: You utilize your $50k in a flip or 2 and double it to $100k (you should be able to get more in a reasonable flip, even partnering, in SD), you can then utilize the $50k in a rental OOS and still have your $50k seed money to do more flips, or you can buy 2 OOS rentals, expanding your return potential, or you can use all $100k in a local hack and be in a better position than you would be with your original $50k.
