@Gabriel Pietryka If I were you I would find a developer that has already completed an office to condo conversion, and form a partnership.

The area I'm in is very rural so id have to develop a plot from the ground up and have a lot of up front costs id imagine.

Hello I have a question as to how can I find investors for real estate deals and projects, are there investors interested in community development, I have many questions and even a business partner in texas looking for community oriented investors,  what's a good place to start and grow from there thank you all for your time and advice now and in advance 

Columbus has ranked on the top 10 markets that outline that for the past 6 months at least. the best place to buy new builds is in higher priceopint markets but where the costs haven't gotten out of control. besides that I'd recommend working with a vertically integrated land development, real estate development, and new construction firm or design build firm who also understands market conditions. 

I just have to weigh all things and develop a good goal and strategy.

We are considering developing it into a multi floor climate controlled self storage facility. 

You should have a clear understanding of property tax rates, insurance costs, repair costs, utilities, landscaping etc.Any buyer must develop their own proforma and that is what should be relied on.
