Hello all,I recently went to a seminar held by Furtunebuilders that enlightened me to say the least.

Lower building and management costs than virtually all other real estate investments and a failure rate only around 8 percent.IN COMPARISON TO OTHER REAL-ESTATE INVESTMENTS during the past decade.Multifamily = failure rate of 58 percentOffice = failure rate of 63 percentRetail = failure rate of 53 percentSelf-storage = failure rate of 8 percent  Rents are another key to the success of self-storage properties.Multifamily is similar to self-storage per square footOffice is littlebit higer but similar to retail per square footMultifamily and self-storage are about half price of office and retail Rent comparison is even more enlightening when comparing rents to average development cost per type of real estate.

I'm wanting to find out if there is any one out there who would be willing to meet for coffee or lunch some time and enlighten me with there wisdom, experience and build a friendship along the way.

Or if there are other options please enlighten me.

I was able to see and experiences a full day of that deal-finding strategy which was enlightening and helpful.

Once he finishes his rant about the wholesaler clown train, perhaps @Bill Gulley could enlighten us on the use of TICs to get on title prior to reselling the property to an investor ...

This all is very interesting and enlightening at the same time, I however try not to be discourage about how much competition their is and what inventory is left other Investors still find and do deals all the time. 

We peasants over here in "Community" found it enlightening!
